How can the landlord terminate the contract?
If the landlord has signed a contract with the tenant already for one year contract, and after a few months, the landlord wants to terminate the contract. By law, by the contract, you cannot, because it's a fixed-term contract, you cannot just let the tenant go.
So, whatever the reason is, and if you singed a month contract, and you cannot just let them go as well, the reason is, and by now you need to give them two months' notice. Also, you need to pay them a one-month penalty and to let them go. So that's by law. That's by the contract.
You cannot do whatever you want if you really want to do that, if you really want to get out of them, and probably they will go to sue you. They will go to make a complaint against you. So that's not good for you. My name is Morning Li. I'm going to tell you a better way to terminate the contract, to resolve the problem.
So what I'm telling you is there is a better solution. You don't need to do these kind of bad things. You don't need to break the law. You don't need to make enemy with your talent. What you need to do is just talk to them. Just negotiate with them. Just tell them sincerely what the situation is, why you want to terminate this contract, and tell them what's going on.
